Pre Construction
Planning things right, from the start.
Planning begins at the outset. Our extensive pre-construction process starts with project and design development meetings with the owner and consultants. We prepare a baseline cost estimate based on early conceptual design information and a detailed construction schedule.
We are project planning process begins immediately after being selected and continues until the start of construction. This process allows construction to begin as soon as possible, potentially even before design completion.
As design development proceeds, we provide advice on material, labor, and time requirements for installation and construction. During schematic design, we update the project schedule to include design development, preparation of documents, bid calls, evaluation, trade contract awards, and onsite construction activities. We assist in the coordination of government authority requirements, juridical permits, and utility service companies.
We also monitor and review specifications, drawings, and coordination of sub-contractors, prepare a final cost estimate at 90 percent design development, prepare a cash flow for each project, and finalize the schedule impact for trade tendering purposes.
We provide an array of money-saving pre-construction services to owners, architects, engineers, and general contractors.
Quantifed Budgets
We ensure clients obtain competitive prices by preparing a detailed project scope analysis before soliciting proposals from preselected and pre-qualified subcontractors and vendors.
Value Engieering
Employing the principles of value engineering at the design stage of a project, we develop optional or alternative methods for delivering an equal or better result at a reduced cost to our clients.
Site Condition Surveys
For renovation projects, we conduct a site condition survey to develop a list of existing systems and types of equipment. If existing equipment is relatively new and in good condition, it can often be incorporated into the new design to save on new equipment costs for our client. To reduce costs for unforeseen or concealed condition claims during construction finds from site condition surveys also can be incorporated into design documents.

We offer assistance in identifying, measuring, managing, transferring, and/or eliminating risk. We achieve this through claims management, review of insurance requirements for bids, risk transfer strategies, and risk evaluations.
Bringing consultants, construction managers, and selected trade contractors together to identify, allocate and mitigate health and safety, environmental, quality, and financial risks is key to successful risk management.
This integrated process leads to a better understanding by all parties of the mitigation measures needed to ensure a safe site with no adverse impact on the environment, and on-time and on-budget delivery.
